What's the real cost of NOT using BalcoDeck®?

What architects, developers and building owners need to understand before they specify

The conversation about BalcoDeck® often starts with cost. The system is engineered, patented, surveyed, designed and installed with a full Certificate of Compliance.

That is not the same cost as a penetrative balustrade and deck assembled on site from standard components. So the question arrives, usually from a procurement table or a cost consultant's report: why does it cost more? It is the wrong question. The right question is: what does it cost if you don't use it?

Penetrative fixing or nothing - that was the choice. For anyone who needed a balustrade on a waterproofed flat roof, it was an imperfect decision either way, and sometimes an uncomfortable one. The alternative costs

The first part is straightforward and frequently overlooked. BalcoDeck® is not simply a product - it is a complete, installed, certified system. When you price the alternative, you need to price everything the alternative actually involves.

A penetrative balustrade installation on a flat roof terrace requires more than a balustrade. It requires posts engineered to connect down to the building structure - on new builds this often means designing post pockets or core-through details into the structural slab at design stage, adding both cost and coordination to the structural package. It requires waterproofing detailing around each post base. It requires a separate deck system. It requires sealing and making good at every penetration point. And it requires ongoing maintenance of every one of those sealed interfaces for as long as the building stands.

When all of that is priced properly and compared like for like, the headline cost gap between a penetrative installation and BalcoDeck® frequently narrows - sometimes significantly. The comparison that lands on a cost plan is rarely the complete one.

The risk costs

This is the part that changes the calculation.

A penetrative balustrade fixing on a waterproofed flat roof creates a sealed interface at every post location. That interface depends entirely on sealant to remain watertight. Sealant has a finite service life. It degrades under UV exposure. It fatigues under the thermal cycling that every roof terrace experiences as metal fixings and polymer membranes expand and contract at different rates through every daily and seasonal temperature change.

The failure, when it comes, is not sudden. It is gradual and invisible. Water finds its way past the sealant, travels - water always travels - and surfaces somewhere remote from the source. By the time the ingress event is properly diagnosed and the repair scope is understood, scaffolding is needed, the deck has to come up, the balustrade has to come off, the membrane has to be investigated and repaired, everything has to go back, and the space below has to be made good.

Effi's point, made directly to his sales team, is worth quoting here: the repair of a single leak event can run into tens of thousands of pounds. That is before occupant disruption, business interruption, or any consequential damage to the spaces below.

No specific figures are published here because every project is different. But any developer, building owner or architect who has been through a roof terrace remediation on an occupied building will recognise that description immediately - and will know that the cost is never small.

Who carries the risk

There is a third part to this analysis that rarely appears in cost comparisons at all: who is liable when the failure occurs.

When water ingress happens on a penetratively-fixed roof terrace years after handover, the liability question becomes genuinely complex. The membrane manufacturer will point to the penetrations. The balustrade supplier will note that installation followed standard practice. The waterproofing contractor will observe that their work was signed off correctly. Nobody owns the interface between them - and that interface is almost always where the failure is.
