What products are covered under the Balconette 10-year guarantee?

The 10-year guarantee covers glass balustrades (various styles including frameless, hybrid, and handrail systems), Juliet balconies (frameless, aerofoil, orbit, and mirror variants), privacy screens, BalcoDeck® (all-in-one decking system with balustrade), aluminum decking surfaces, glass gates, metal railings, and stair glass balustrades.

How long is the warranty for powder coated paint finishes?

Powder coated paint finishes are guaranteed for 10 years from delivery. However, if the installation is within 3 miles of salt water, the warranty is reduced to 5 years unless a marine grade coating is ordered.

What maintenance is required to keep the warranty valid?

To maintain the warranty, products must be regularly washed with warm soapy water. It is specifically prohibited to use bleach, acids, or abrasive cleaners, as these can void the warranty.

What is the warranty period for laminated glass?

Laminated glass is covered for 2 years against edge separation or delamination that obstructs vision. However, broken glass is not covered under the warranty, and scratches and distortions are expected and not considered defects.

How long is the hardware warranty for residential versus non-residential use?

For single-family residential use, hardware has a 2-year mechanical operation warranty. For non-residential applications, the warranty is 1 year. In coastal locations within 3 miles of salt water, the hardware warranty is reduced to 1 year regardless of use type.

Can the 10-year warranty be transferred to a new property owner?

Yes, the warranty is transferable to new property owners. However, written notification must be provided to Balconette to complete the transfer.

What aspects of the products are covered under the 10-year guarantee?

The 10-year guarantee covers paint finishes (with exceptions for marine environments), shape retention (structural integrity), impact strength retention (durability), joint strength (connection integrity), and anodised finishes against flaking or blistering. The warranty ensures the products maintain their structural and aesthetic qualities over time.

Are surface imperfections in powder coated finishes considered defects?

No, certain surface characteristics are acceptable under the warranty. Orange peel appearance, speckles, bubbles, craters, and pinholes are not considered defects if they are not visible from 3 meters distance.

Are stretch marks on bent profiles covered as defects under warranty?

No, surface cracking and stretch marks are normal occurrences after the bending process and are not considered defects under the warranty.

What warranty applies to non-aluminum surfaces used in BalcoDeck® systems?

Non-aluminum surfaces such as Millboard, WPC (Wood Plastic Composite), Fibre Cement, and tiles used in BalcoDeck® systems are covered by the supplier's warranty only, not by the Balconette 10-year guarantee.

What is the warranty period for anodised finishes?

Anodised finishes are warranted for 10 years against flaking or blistering. However, color variation, dye marks, and processing marks are acceptable and not considered defects. Maintenance requires regular washing with warm soapy water, and bleach, acids, or abrasive cleaners are prohibited.

How should heavy equipment or commercial use of BalcoDeck® be handled?

BalcoDeck® is designed for single-family residential use and normal footfall. If you plan to use heavy equipment, hot tubs, or have commercial use requirements, these must be specified at the time of ordering to ensure proper warranty coverage and product suitability.

10 Year Products Guarantee

At Balconette we are so proud of the quality of our Balustrade, Juliet, BalcoDeck®, and Decking products, that we will happily guarantee the paint, anodising and structural integrity of our these products for a period of 10 years.

This means that for 10 years from the date of supply of the Balustrades, Juliet balconies, Screens, BalcoDeck®, and Decking products are covered for:

Paint finishes
Shape Retention
Impact Strength Retention
Joint Strength

Guarantee Terms and Conditions

Balconette guarantees to the original purchaser that all of its products shall be free from defects in material or workmanship for the periods specified below.

This guarantee applies to the products under normal use, subject to the conditions and exclusions herein, and as determined by Balconette at in its sole discretion. This guarantee does not cover damages attributable to improper installation, incorrectly installed damp proof membranes and drainage or the omission of, inadequate maintenance, improper product use, product modifications, normal weathering, highly corrosive environments, damages caused by fire, accident, flood, acts of God, vandalism, building settlement or structure failures, or other occurrences beyond Balconette’s control.

Balconette makes no representation, guarantee, express or implied, as to the performance of its products in a gale, tropical storm or hurricane.

Paints, Powder-coating or anodised Finishes

Powder coated paint finishes

Balconette guarantees that for a period of ten (10) years following delivery that the paint finish will not blister or peel. For products installed within three (3) miles of bodies of salt water the guarantee period is five (5) years unless marine grade powder coating has been ordered.

Note that as powder coat is a commercial finish, it is typical for powder coated finishes to have an orange peel appearance, speckles, bubbles, craters, pinholes and processing marks that occur during manufacturing. These are not considered defects or covered under the guarantee unless they are visible from three (3) metres.

Maintenance of powder coated finishes must follow Balconette’s simple maintenance procedure of regularly washing the profile/s with warm soapy water. Do not try to clean the products with solutions containing bleach, acids or abrasive cleaners.

* Aluminium Decking surface paint & finishes – Please note that damage and/or scratching from ordinary wear and tear, including normal weathering, wear to paintwork or structure attributable to normal footfall or the use of stiletto shoes, furniture or spikes, discolouration, including but not limited to, sunlight, pollution, exposure etc are excluded and limit this warranty.

Anodised finishes

Balconette will warrant the Anodised finish against flaking or blistering for Ten (10) years from date of delivery.

Note that it is typical for anodised finishes to have colour variation and dye and processing marks that occur during manufacturing. These are not considered defects or covered under the guarantee.

Maintenance of anodised finishes must follow Balcony Systems Solutions Ltd’s simple maintenance procedure of regularly washing the profiles with warm soapy water. Do not try to clean the products with solutions containing bleach, acids or abrasive cleaners.

Bent profiles & Bending.

It is important to note that all bending of profile sections is performed after the anodising or powder-coating process, therefore surface cracking, whether visible or not, will always be present on curved sections, stretch marks may also be present and will depend on tightness of the radius. These cracking and stretch marks in addition to any other results from the bending are not considered defects or covered under the guarantee.

Glass & Laminated Glass

Broken glass is not covered under this guarantee.

Laminated Glass

Balconette guarantees that for a period of two (2) years from delivery under normal conditions of use, that the products shall be free of defects resulting in material edge separation or obstruction of vision from delaminating.

Imperfections such as scratches or reflected distortions from a tempering or heat strengthening process are to be expected and are not covered under this guarantee.

Hardware

For products originally installed in a single family residence, Balconette guarantees that for a period of two (2) years following delivery that the mechanical operation of hardware components will be free from mechanical defect (installation excluded). For products originally installed in non-single family residential applications, Balconette guarantees that for a period of one (1) year following delivery that the mechanical operation of hardware components will be free from mechanical defect. For products installed within three (3) miles of bodies of salt water the guarantee period is one (1) year.

Coatings on movable or handles hardware are not covered under this guarantee. Maintenance of hardware must follow Balconette’s simple maintenance procedure of regularly cleaning and oiling of all mechanical hardware components.

BalcoDeck®

For BalcoDecks® that use a non aluminium decking surface, such as Millboard, WPC, Fibre Cement Products, tiles, or any other surface, the warranty shall be limited to that suppliers’ warranty conditions and warranty periods, but in no case will these exceed this 10 year period.

Exclusions of warranty for BalcoDeck® installations are for claims arising from:

Movement, distortion, collapse or settling of the ground or the supporting structure on which the BalcoDeck® is installed.
Overloading. BalcoDeck® is designed for single family residential use and footfall. Any installation that requires heavy equipment, hot tubs, commercial use, or similar must be so specified on the order to be included under this warranty.
Anything mechanically fixed to the BalcoDeck® structure by others.

BalcoDecks® or Decking in Communal or public areas – Slip resistance and communal area safety. Balconette’s products are designed and manufactured to deliver outstanding performance, including helping to mitigate the risk of slips in pedestrian areas. However, slip resistance can be affected over time by environmental conditions, wear, and cleaning practices. Balconette strongly advises that clients refer to BS 7976 – Parts 1-3, the recognised British Standard for measuring and assessing pedestrian slip resistance. In particular, we recommend that all communal areas and high-traffic zones are periodically tested by a specialist slip-testing company in accordance with this standard to ensure ongoing compliance and safety. It is the responsibility of the building owner, managing agent, or maintenance team to schedule and record these slip tests as part of a regular safety and maintenance programme.

Installation and maintenance

The products must always be installed exactly following the installation instructions and procedures supplied. Correct and material appropriate fixings must be chosen and used and the installed product should only be used in the correct and intended manner it was designed for and never subjected to any usage outside these parameters.

The installed product and all its materials, coatings and fixings should be subject to a visual inspection every 3 months for:

Damage
Loose fixings / ground anchors
Reduction in performance

Maintenance, inspection and cleaning records of the product must be kept by the customer. Inspection must be performed by a competent and qualified person to do so. (Builder, installer, or relevant trade person).

Each year a full check should be made of all the fixings, and or attachment to the structure to ensure that there has been no loosening, slips or excessive movement that could lead to any issues. Fixings must be inspected to ensure they have retained the tightness as required.

General Terms

This guarantee is given to the original purchaser of the product and subject to full payment of the product. The guarantee is fully transferable should the property be sold, providing that Balconette is informed, in writing, by the original purchaser, and that the new owner registers the guarantee within 60 days of purchase of the property.

The guarantee will only be valid providing that no modification, repair or alteration to the product has been made without Balconette’s written approval by a senior member of staff.

Balconette reserves the right to remedy paint or powder coating and anodising on site by way of approved on site paint applications.

We may inspect the Goods on site. Any such visit may be chargeable to you if your Claim is not successful. We may obtain or require you to provide a sample of the alleged defective product, for further analysis

All defective parts must be returned to Balconette, and Balconette reserves the right to charge for replacement parts by way of a deposit until the defective parts are received. Balconette will reimburse the deposit payment in the event of receipt of defective part and inspection determines the guarantee is valid.

Balconette liability under this guarantee is limited to replacement of parts only; the guarantee does not include repair, removal or installation of replacement parts.

Claims Procedure

The claim should identify the invoice or order number, product type, date the product was supplied, date it was installed, and the defect.

To make a claim under this guarantee, the buyer should contact Balconette within twenty eight (28) days after the discovery of the defect. The claimant will provide the seller with (i) a full description of the defect, (ii) photographs or the defective part, (iii) the defective part for replacement.

General Provisions

THERE ARE NO OTHER GUARANTIES EXCEPT AS STATED HEREIN, ANY GUARANTIES OF MERCHANTABILITY OR FITNESS FOR A PARTICULAR PURPOSE ARE LIMITED TO THE DURATION OF GUARANTEE COVERAGE OF THESE EXPRESS WRITTEN GUARANTIES. BALCONETTE IS NOT RESPONSIBLE FOR ANY INCIDENTAL OR CONSEQUENTIAL DAMAGE, LOSS OR INJURY TO PERSONS OR PROPERTY. THIS GUARANTEE DOES NOT CONFER ANY RIGHTS OTHER THAN THOSE EXPRESSLY SET OUT ABOVE AND DOES NOT COVER ANY CLAIMS FOR CONSEQUENTIAL LOSS OR DAMAGE. THIS GUARANTEE IS OFFERED AS AN EXTRA BENEFIT AND DOES NOT AFFECT YOUR STATUTORY RIGHTS AS A CONSUMER.
